Standard Inclusions in Topographic Surveys

  • Improvement Survey Plat (full boundary survey (all corners found, located, flagged and/or reset))
  • Existing structures and fences (entire lot and within 6 feet of the lot boundary)
  • All easements of record in provided title commitment or platted easements
  • Visible utilities
  • Visible encroachments
  • USGS Elevation
  • Edge of road
  • One Temporary Bench Mark (TBM)
  • Setbacks or Building envelopes of record
    • If the setbacks are not straight-forward they will be left off so that the client can discuss with county/town/city as needed.
  • Full Lot plus edge of lot to the centerline of road
  • Water Features
  • 24"x36" drawing to appropriate scale available as pdf, hard copy (reasonable number) and dwg (cad file)
